The largest home in our Arches collection: a 3-bedroom, 3-bathroom duplex penthouse spanning the top two floors, sleeping up to 8 — with a private 43m² roof terrace that no other apartment in the building offers. The first floor is one big open-plan living space: a modern kitchen with quartz worktops and island, full-size dishwasher and washing machine, dining space for the whole group, and a lounge with smart TV and two sofa beds. There's a shower room on this floor too. Upstairs are the three bedrooms. All three have zip-and-link beds that join as super-kings or split into twin singles — tell us your preferred setup before arrival and we'll have it ready. The master bedroom has its own private balcony, the second bedroom an en-suite shower room, and the family bathroom serves the floor. Three bath and shower rooms in total means no morning queues. In twin mode that's six proper single beds — ideal for work crews and colleagues where everyone wants their own bed. In king mode it's three super-king doubles for families and groups visiting the Warner Bros. Studio Tour. The two sofa beds take the total to 8 guests. The kitchen comes fully stocked so you can cook from your first night — pots, pans, plates, cutlery, cooking oil, spices, complimentary coffee and teas. Freshly ironed hotel-standard linen on every bed, and high-speed WiFi throughout. Check-in is seamless with secure self check-in from 3 PM via a key safe — full instructions and a video walkthrough are sent before arrival. Checkout is by 11 AM. Guests have the entire duplex and the private roof terrace to themselves. Getting around is easy: Bushey Station is a short walk, with trains every 15 minutes — Watford Junction in 2 minutes, London Euston in 19, Victoria in 33. By car, Warner Bros. Studio Tour is about 9 minutes, Watford town centre 5, Cassiobury Park 9, and The Grove Hotel and Spa about 10. The M1 and M25 are minutes away; Luton Airport is 24 minutes by car, Heathrow 31. Shops, cafes and takeaways are within a minute's walk, and on-street parking is available nearby. The location suits professionals and project teams too, with Warner Bros. Studios Leavesden, local business parks and Watford General Hospital all within easy reach. A noise monitoring sensor is fitted in the living area. It reads decibel levels only and never records audio — it simply protects the home and our neighbours. Strictly no parties or events; registered guests only. Quiet hours are 10 PM to 8 AM. No smoking anywhere, including the terrace. The default bed configuration is singles — if you'd like beds joined as super-kings, let us know in advance. External refurbishment on the building completes in August; it doesn't affect the apartment, the terrace, or your stay.
