Brand new, top floor and made for families, groups and contractors: you're about 9 minutes by car from the Warner Bros. Studio Tour and a 2-minute walk from Bushey Station, with London Euston 19 minutes away. Three bedrooms sleep 8 in proper beds, with zip-link pairs that join as super-kings, and two double sofa beds take you to 12. You get an open-plan living room onto a private balcony, an en-suite shower room plus a family bathroom with a bath. Third floor, no lift. About 92 m2 across the top floor of Block A. Living and kitchen (about 30 m2) - Corner sofa bed with chaise and an IKEA FRIHETEN sofa bed, both doubles, plus an armchair - 55-inch Hisense smart TV and board games - Extendable dining table for six - Oven, hob, fridge, microwave, dishwasher and washing machine, plus kettle, toaster, pots, pans and dinner sets Bedroom 1 (about 17 m2): three singles, two of which zip into a super-king. Wardrobe, full-length mirror and an en-suite shower room. Bedroom 2 (about 22 m2): sloped ceiling, a zip-link super-king or two singles, plus a single. Wardrobe, drawers, Velux with blackout blind, and a door to the family bathroom. Bedroom 3 (about 11 m2): sloped ceiling, a zip-link super-king or two singles, drawers, hanging rail, Velux and side window. Family bathroom: bath with screen, separate shower, heated towel rail and Velux. Also: white linen and towels, 2 hairdryers, iron and board, clothes airer and a cordless vacuum. The whole flat and its private balcony are yours. Check in yourself any time after 3pm with a secure key safe; the code and step-by-step instructions arrive before your stay. The flat is on the third (top) floor of Block A, up the stairs. Getting around: Bushey Station is a 2-minute walk, with trains every 15 minutes to Watford Junction in 2 (for the Studio Tour shuttle), London Euston in 19 and Victoria in 33. By car: the Warner Bros. Studio Tour is about 9 minutes, Watford town centre 5, Cassiobury Park 9 and The Grove about 10, with TopGolf and Woodside Leisure Park nearby. The M1 and M25 are minutes away; Luton Airport is 24 minutes and Heathrow 31. There's no parking with the flat: use on-street parking nearby or the Bushey Station car park. Shops, cafes, takeaways and an Anytime Fitness gym (pay to use) are on the doorstep. Check-in is self-service, but we're on Airbnb messages throughout your stay and usually reply within the hour. We won't visit unless you ask us to or something needs fixing. Staying a week or more? We'll check in by message to see if you need anything restocked. Message us before you arrive with your bed setup, singles or super-kings, and we'll have it ready. Good to know before you book: - The flat is on the third (top) floor and there's no lift. - Check-in from 3pm, checkout by 11am. Early check-in or late checkout can sometimes be arranged; just ask. - No parking with the flat: on-street nearby or the Bushey Station car park. - Up to 12 guests: 8 in the bedrooms and 4 on the two double sofa beds in the living room. - Beds are made up as singles unless you ask us to join them. - Wi-Fi comes from a 4G router (mobile broadband, not fibre). The TV has no aerial and streams over Wi-Fi. - We provide tea, coffee, cooking basics and bathroom toiletries. - A noise sensor measures sound levels only and never records audio. - After booking you'll receive our house rules to review and sign: no parties or events, registered guests only, quiet hours 10pm to 8am, no smoking anywhere including the balcony, and please don't change the key safe code. - Weekly and monthly discounts apply automatically.
